Our aim is to create a development that brings life and activation to this previously developed derelict site which is currently underused and does not represent a good use of land.
Site constraints include the location of sewerage infrastructure and rights of access, including to the care home at the rear of the site. There are clear opportunities for continuing the lines (‘urban grain’) of the existing surrounding streetscape (Bath Road, Belmont Road), while improving permeability across the site and establishing better connections with Arnos Court Park and other local amenities.

Connection to green space
There are multiple points of access to the site. The primary vehicular route into the site is via Tramway Road.
Pedestrian and cycle connections to other streets such as Belmont Road and Bath Road would be a benefit for new residents and allow greater permeability across the site to local amenities.
The development is presented as a sustainable, low car development, however 30 car parking spaces are provided at a ratio of 1:025 spaces for apartments and 1:1 spaces for houses.
