- Property Insured: Any residential property or commercial property which has been declared to insurers and which they have accepted.
- Period of Cover: 05/11/2024 to 04/11/2025
- Insured: Sovereign Housing Association (T/A SNG) and/or any Leaseholder or Part Owner of the Property Insured. As per the properties logged and accepted by AXA Insurance.
- Other Interests: The interests of the freeholder and the head lessee of the property where required (if they are not the Policyholder), the owner or lessee of each property and the mortgagees of any of them are deemed to be noted.
The structure of the property insured including:
- Buildings including landlords fixtures and fittings, CCTV systems, entry and exit systems, outbuildings, annexes, private garages, gangways, foundations or footings and extensions.
- Lamp posts, aerials, satellite dishes, street furniture, statues and fountains cemented into the ground, swimming pools, tennis courts and squash courts, walls, gates, fences and hedges, yards, car parks, roads, pavements, paved terraces, patios, paths and drives.
- Underground pipes, underground tanks servicing the buildings, drains, piping, ducting, wires and associated switchgear and accessories on the premises and cables belonging to you or which you are responsible for.
SUM INSURED: Full Rebuilding Cost
EXCESS: The first £350 for general losses. Rising to £500 for Escape of Water Losses and £1,000 for Subsidence Losses. Applies to each and every loss per unit.

Insurance policies contain time limitations within which claims must be reported to insurers. To avoid the possibility of insurers repudiating a claim on the grounds of late notification, we recommend that all circumstances that may give rise to a claim are immediately reported to Gallagher unless other arrangements have been agreed for the reporting of claims.
In the event of a Claim

In the event of an incident out of hours, you should take whatever action is necessary to prevent further damage.
If the damage is catastrophic where the cost is likely to exceed £5,000 or where the property can no longer be occupied, please immediately contact the nominated Loss Adjuster on 01245 341 208.

A copy of our complaints procedure is available on request, but will be supplied automatically in the event you refer a complaint to us. If we are unable to resolve your complaint, you may choose to refer it to the Financial Ombudsman Service (FOS).
Compensation Scheme
We are covered by the Financial Services Compensation Scheme (‘FSCS’). You may be entitled to compensation from the FSCS if we cannot meet our financial obligations to you. This depends on the type of insurance contract that we have arranged for you, certain eligibility criteria and the circumstances of the claim.

The terms and conditions of policy cancellation are set out in the policy document. The Insured is the legal policyholder. The lessee, as a beneficiary under this group policy does not have a right to cancel this insurance.
Insurers may impose warranties and/or restrictive endorsements and where any of your policies are subject to a warranty, compliance is an absolute requirement at all times.
In addition to warranties (or in some instances, in place of) policies may contain “conditions precedent to liability”. Failure to comply with a condition precedent may mean the insurer will not be liable for any loss.
Please pay particular attention to any warranties and/or restrictive endorsements as failure to fully comply with any warranty/endorsement/terms could suspend or invalidate the policy cover.
Full details of any warranties, terms and conditions are contained within your policy wording and schedule. For your protection, it is essential that you read your policies carefully to ensure you are familiar with all of the terms, warranties, conditions and exceptions.
If at any time you are unable to comply with a warranty, condition precedent to liability, or any other policy terms, conditions or insurers’ requirements, please let us know immediately as the requirements imposed will continue to apply until insurers have accepted that you are compliant with policy terms and confirmed cover.
Additional information
This policy is compliant with the principles of the Insurance Act 2015 law reforms. It also incorporates an ‘opt out’ which aims to promote good customer outcomes. We have opted-out of the ‘proportionate reduction of claim remedy’ available to insurers under the Act.
This means that in cases of non-disclosure or misrepresentation which are neither deliberate nor reckless, if we would have charged an additional premium had we known the relevant facts, we will charge that premium and pay any claims in full rather than reducing claims payments in proportion to the amount of premium that would have been charged.
We believe that our ‘additional premium approach’ should, in most situations, be more favourable to our customers when compared to the proportionate reduction of claim remedy. Our additional premium approach does not affect our right to apply the other remedies available under the Act for non-disclosure or misrepresentation.
We have included some practical advice to help you avoid some of the more common accidents and events which occur.
Fire prevention:
Over half of all fires in domestic premises start in the kitchen, so take special care when cooking with hot oil or fat and never leave chip pans unattended.
Fit smoke detectors in all rooms (special detectors are available for the kitchen) and test them on a regular basis to ensure that the batteries are working.
Check electrical equipment and follow the manufacturer’s instructions in making sure that the correct fuses are used and circuits are not overloaded
Make sure that cigarettes and cigars are always properly extinguished.
Water damage
Find out where the stopcock is and make sure that you can turn it on and off. Lag exposed water pipes and tanks in the roof area but remember not to use insulation material under the water tank as this may cause water in the tank to freeze.
If pipes freeze, despite your precautions, thaw them out slowly using hot water bottles; never use a blowlamp.
Holidays and other unoccupancy
You are expected to take reasonable precautions to safeguard your premises especially when it is unoccupied or you are away. These should include not only securing doors and windows but reducing the risk of pipework freezing by either turning off the water system and draining it down, or by maintaining low level heating, particularly overnight.
Trees
Structural damage to buildings caused by trees and shrubs is on the increase.
Do seek advice on safe planting distances before planting trees and shrubs in your garden and ensure that they are pruned regularly.
